Kitu Systems Expands Residential EV Infrastructure in Detroit

DETROIT, MICHIGANKitu Systems, a provider of clean energy solutions for electric vehicle (EV) charging and distributed energy resource (DER) management, has completed the expansion of the EV charging infrastructure at Willy’s Overland Lofts. The residential condominium community deployed 10 new FractalEV charging stations managed via Kitu’s Expedition Charge Management System (CMS), which officially went live on April 20, 2026.

Located at 444 W. Willis Street in Detroit, the new Level 2 hardware complements an existing installation of 18 Kitu-managed charge points. The expansion brings the property’s total capacity to 28 active EV charging ports, positioning the multi-family development among the most equipped residential charging locations in the Detroit metropolitan area.

Custom CMS Configuration for Individual HOA Ownership

Because Willy’s Overland Lofts operates under a homeowner’s association (HOA) structure where residents individually own their respective charging stations, the site required a specialized access and accounting framework.

To resolve this, Kitu configured its Expedition CMS as an access-only network. Under this architecture, residents are enrolled as corporate users through the centralized HOA account. This setup eliminates the need for individual drivers to register credit cards or input personal billing information directly into the mobile application; instead, all charging sessions and transaction details are routed directly into the HOA’s pre-existing ledger system.

The hardware-to-software integration between FractalEV’s Level 2 stations and Kitu’s Expedition CMS creates an all-in-one infrastructure model optimized for residential developers and property managers. By handling access control, credentialing, and infrastructure management within a single software window, the platform lowers operational overhead for property operators looking to deploy EV charging as a long-term utility amenity.
